Building Manager

My client currently requires an enthusiastic and capable on-site General Building Manager for a 120-apartment built to rent asset in Liverpool City Centre. The General Manager provides critical hands-on leadership and is responsible for the overall performance of the property and maintaining standards within established operational and financial objectives.
The primary aspect of this role is to ensure full occupancy of the apartments with good tenants and a professional management of the whole letting operation. The role will also require the successful candidate to build relationships and communicate clearly with residents and stakeholders, efficient administration, expense control, ensuring the proper physical maintenance of the building and surrounding property and daily management of support staff or external contractors. 


Duties are broken down as follows:


  • Letting of vacant units;
  • Customer service;
  • Fire, Health & Safety and all regulatory compliance;
  • Administration of all maintenance and upkeep of the property;
  • Security;
  • Provision of Management Information.


Candidate Overview

  • Experience of working in a relevant industry/role where you can demonstrate sound operational experience of the residential letting market with a customer centric attitude; 
  • Familiar with P&L operational budgets and experience of cost control analysis; 
  • Good stakeholder management – The successful candidate needs to be comfortable dealing with residents on site, third party stakeholders and the senior management team.
  • The successful candidate will be highly self-motivated but also possess strong management/ leadership qualities – being able to inspire and motivate on-site teams
  • Building management experience – Understanding H&S, Reactive/ Proactive maintenance. Resident events/engagements etc.
  • Knowledge of property management and letting software would be an advantage;

Salary & Sector Background


£45,000 + Bonus


We are open to engaging with candidates who can demonstrate sound operations/ building management experience, with practical experience in either; purpose built student accommodation or high end serviced offices/ co-work, retail/leisure, PRS/BTR and leasehold management.
