Operations Manager - North West - £35-40k

 

Role and Responsibilities

The Operations Manager is someone who will lead on the implementation of their operational strategy and run the day-to-day operations of the business. They will be responsible for managing a portfolio of homes, ensuring that each one is properly serviced in line with health and safety / HMO regulations and also our expected standards. They will be responsible for the tenancy management process, ensuring the students letting the properties receive a first-class service from the point they contact, right through to when they move in.

 

 

Key Areas of Focus

 

·      Lettings & Management

  • Undertaking administrative tasks including keeping records and portals up to date and ensuring ‘back office’ administration is organised as per company procedures
  • Managing the student letting season and contract process from booking in a viewing to signing the tenancy agreement
  • Managing the tenancy setup process from start to finish and ensuring residents and the senior management team are well informed throughout
  • Carry out ad-hoc viewings if and when required

 

·      Compliance

  • Managing the We Are Kin portfolio of homes to ensure that they are compliant

 

·      Works Orders

  • Managing representatives (Kin Keepers) and contractors across a number of cities
  • Co-ordinating Kin Keepers and maintenance teams so repairs are conducted in a timely and efficient manner
  • Visit cities where necessary

 

·      Stakeholder Relations

  • Interacting with our residents, guarantors and contractors on a daily basis
  • Achieve high customer service satisfaction by providing a responsive, friendly and effective service to all residents, resolving any issues quickly and efficiently whilst keeping all parties informed of developments and progress
  • Exercising initiative and diplomacy to manage the often-differing expectations of residents, guarantors and other stakeholders

 

·      Reporting

  • Assisting in processing invoices/receipts through our online systems, Arthur and Xero
  • Reporting progress on a weekly/monthly basis to the board of directors

 

 

Required Skills & Experience

This is a senior role that requires proven expertise, gained from experience. We are seeking a candidate with:

 

  • Proven property management experience
  • An excellent track record of performance
  • A strong management background with demonstrable relevant transferable skills
  • Proficient in maintaining tenancy management databases/systems

Remuneration and Benefits

This is a full time role. Work will be conducted remotely during set working hours.

 

  • Work hours: 40 hours per week
  • Salary: depending on experience, plus discretionary bonus
