Property Recruitment Company are currently recruiting for a Property Manager to manage two Super-Prime Blocks in Central London, working for a well-established Residential Property Manager.
Our client, who specialise in only managing Super-Prime developments are actively seeking a Property Manager to join their team, to work from their Head Office in Central London
Summary of Duties
To be the primary contact for the client, residents, concierge staff, consultants, professionals and contractors.
To carry out regular visits to the buildings as often as required, ranging from weekly to monthly depending on the building and contract, to guarantee good and efficient management and the standard of services being provided are consistent with the clients' requirements.
To carry out the management and evaluation of the staff employed at the buildings including the interviewing, hiring, teaching and dismissal.
To prepare and agree service charge and reserve fund budget in line with the Clients' instructions.
To pursue the collection of service charges from lessees and to instruct solicitors / debt collection service as appropriate.
To be available for attendance at Management Company / Right to Manage / Client /Residents meetings at reasonable intervals.
The Property Manager is expected to be fully conversant with IT applications required for the role.
To deal with all management and other issues in a timely manner and to escalate any problem issues to senior management.
To deal with the legal aspects of leasehold property such as the service of notices and the issue of licences.
To act as liaison between the client and his solicitors, surveyors etc. in relation to matters affecting the management of the buildings.
Be fully conversant of Landlord and Tenant Act and ARMA requirements and implement these. Knowledge of Section 20 Be responsible for all health and safety, fire safety.
To issue instructions to contractors / service providers to carry out works / services at and / or for the buildings and clients, to approve the quality of works and services and to authorise payment of contractors invoices on satisfactory completion of works.
Our ideal candidate will:
Be experienced in a similar role as a block property manager IRPM qualified Knowledge of Section 20
A sound understanding of legislation including Landlord and Tenant Act Excellent verbal and written communication skills
Good interpersonal skills and ability to quickly form a professional relationship
Ability to prioritise and co-ordinate tasks efficiently
Pro-active and enjoys working autonomously and as part of a wider team
Confident and assertive Strong customer service skills
Able to manage the expectations of UHNWI and keep relationships strong with clients and residents.
